Architectural Modifications

A responsibility of the Lee’s Hill Association, of which every homeowner is a member, is to conserve and enhance the resources of the total community. To ensure that this responsibility is accomplished, the governing documents established the Covenants Committee.  The Committee’s purpose is to ensure the retention of harmonious, though diverse, design qualities throughout the Community.  Surveys of planned communities show that the existence of a Committee is essential to the preservation and enhancement of real estate values, and is of prime importance to residents.

The Committee performs its task of ensuring aesthetic quality of the homes and their environs by meticulously following an architectural review process, according to the Community’s Architectural Guidelines.

Anyone wishing to make exterior changes to their property must meet the Association’s requirements for modifications and submit an application before initiating work.

Architectural Review Process

    The Architectural Guidelines, as well as other legally binding documents, are provided to homeowners prior to closing on a house. Please read the guidelines and application requirements carefully before submitting your application.
  2. Submit an Application
    Submit your application, along with any other required documentation to the on-site management office. Please allow the allotted time period for your application to be reviewed. Incomplete information only delays your project.  Applications must be received by the 25th of each month to be considered at the following month’s meeting. Click here for the Exterior Alteration Application.
  3. Covenants Committee Review
    The Committee meets the second Wednesday of each month, with the exception of December, at 7:00 p.m. at the South Community Center to review applications.  The Committee will review your application prior to the meeting to determine whether additional information is required.  If additional information is required, you will be contacted prior to the meeting.  Residents who have an application to be considered are encouraged to attend the meeting in order to answer any questions the Committee may have.
  4. Approval or Rejection
    While you will not be notified of the approval or rejection of your request at the meeting, you may contact the on-site management office at 540-891-0582 the following morning to obtain the status of your application. You will also receive a notification of the Committee’s decision via USPS mail.
