Common Area Maintenance

Lawn maintenance and landscaping for the common areas is provided by a professional landscaping company contracted by the Association.

Please be considerate of your neighbors and do not leave trash, cigarette butts, pet waste, and other debris on the common grounds and parking areas. We appreciate your help in keeping Lee’s Hill a nice, clean place to live!

To report maintenance required on the common area (i.e. light(s) not working, dead/fallen trees, litter, graffiti, etc.), please contact the Management Office during normal working hours, Monday-Friday, 8:30 a.m. to 5:00 p.m. at 540-891-0582, or submit a work order from the Resident Portal.

Property Maintenance

Maintenance affects the visual character and economic values of the property and neighborhood, and in some cases, safety.  In The Greens, Stonehaven, Turnberry West, Turnberry East and the Villas of Turnberry, lawn maintenance, and some property maintenance, is included in the quarterly assessments.  In all other areas, lawn and property maintenance is the responsibility of the homeowner.

The following examples represent some of the conditions that the Association deems as unacceptable and are considered to be violations:

  1. Peeling or faded paint on exterior of houses and garage doors.
  2. Warped, rotting, cracked, missing and/or broken exterior components to include trim, shutters, siding, spindles, railings, steps, porches, chimneys, window/door glass, light fixtures and garage doors.
  3. Dented mailboxes, or mailboxes and/or posts in need of repair, repainting or replacement
  4. Playground equipment in need of repair or repainting.
  5. Fences, steps, stoops, porches and siding in need of repair, power washing or repainting
  6. Sheds in need of repair or repainting.
  7. Decks in need of repair or repainting/re-staining or power washing.
  8. Concrete or masonry block foundations in need of repair/repainting or power washing.
  9. Maintenance/repair of asphalt/concrete driveways and walkway.
  10. Pet waste.
  11. Trash containers not properly stored, visible from street.

Lawn Maintenance

Turf areas, including culverts need mowing and trimming at regular intervals.  A maximum height of six (6) inches and a minimum height of two (2) inches shall be maintained.  Homeowners shall make every effort to maintain a healthy lawn.  This includes but is not limited to removal of weeds, excess clippings on lawn, sidewalks and driveways, annual seeding, and fertilizing as needed.  Planted beds must be kept in a neat and orderly manner, and free of weed growth.

Snow and Ice Removal

If you live in a townhouse or villa or if you live in The Fairways, your street is a private street that will be cleared by the company Lee’s Hill has contracted with for snow removal services. While the roadways leading to the parking areas will be cleared as much as possible to allow for at least 2 lanes of traffic, in the event of heavy snow, traffic lanes may temporarily be reduced to one lane until large amounts of snow can be moved to designated areas. Individual parking spaces will not be cleared.

If you live in a townhouse or villa, we ask that you please clear the sidewalk in front of your home to help make travel safe for you and your neighbors.

If you live in a single family home that is not in The Fairways, your street is a state maintained road and will be cleared by VDOT. Please keep in mind that VDOT will clear interstates and main roads first and will then clear the secondary streets and subdivisions. If you have questions regarding snow clearing, please contact VDOT at 1-800-367-7623. It is VDOT’s goal to have all roads cleared within 48 hours AFTER a snow or ice storm has ended.
